The eero Outdoor 7 will not wirelessly extend a non-eero network. The way it is meant to be used is by having another eero hardwired to your Xfinity router, this will make an eero network. The eero Outdoor 7 on the same building will connect to that eero network either wirelessly or via a PoE+ injector (Xfinity->ethernet->eero->ethernet->PoE+ Injector->ethernet->eero Outdoor 7, you could also go Xfinity->ethernet->eero PoE Gateway->ethernet->eero Outdoor 7) and see how the wireless reception is at that far building. If it is still poor add another eero Outdoor 7 to the far building and you will get good wifi.

The Eero 7 Outdoor can not be used as a stand alone network device on it's own. The unit works as an access point for an existing Eero network and will not communicate with just the Comcast/Xfinity base station. I would recommend looking in to what you are being charged monthly by Xfinity to rent their modem router combo and scale back to just renting or purchasing your own modem and adding an Eero product to replace the router portion of the rental. You will still need to purchase or rent a Comcast modem but by separating all of your networking components, you will strengthen your network and should see no issues with the distance from your Router to the Eero 7 Access Point. I would also recommend stopping in to your local Best Buy and discussing the options with Geek Squad or a member of their sales team. I hope this helps!
